DESCRIPTION: The house is well situated within a short level walk of the village centre, local shops and mainline railway station. In its current configuration, the property has well-proportioned accommodation and would benefit from updating throughout. Other properties within the development, of this same design, have subsequently added a fourth bedroom to the first floor, above the integral garage and there is potential to do the same with this one too, subject to the usual consents.

The property is approached via a paved footpath from the driveway, across the front garden to the entrance porch, which is a good size and that has plenty of space for coats and shoes. A further door leads into the main hallway, which
has stairs to the first floor with a useful storage cupboard underneath. There are also doors to the sitting room, kitchen and WC. The sitting room enjoys a double aspect, overlooking both the front and rear gardens. There is also a door and window which open into the conservatory and that in turn opens into the rear garden. The kitchen and dining room both overlook the rear garden too and there is potential to combine those rooms (subject to the usual consents). A door leads from the kitchen to an enclosed side porch, where there is a utility cupboard housing the boiler and featuring a washing machine, which is included in the sale. An external door leads out to the path at the side of the house.

On the first floor, there is a landing providing access to three double bedrooms, each with built-in wardrobes, plus there is a hatch providing loft access. There is a separate WC and bathroom, which could be combined if desired, to create a large family bathroom.

Outside, at the front, there is a driveway which provides off-street parking, plus access to the integral garage. There is also a pretty area of garden comprising a lawned area flanked with bedding plants. At the rear, there is an attractive level garden which is mainly laid to lawn, with mature shrub and tree borders and there is plenty of space for a summer house if desired. There is an existing timber shed positioned towards the rear, plus there is a concrete base for a greenhouse. There is a gated paved path which leads from the driveway at the front and along the side of the house to the rear garden, providing easy access.

LOCATION: Situated in the South Downs National Park, Liss provides shops for all day-to-day needs, a mainline station with direct trains to London Waterloo, primary schools and is in the catchment area for the highly regarded secondary schools of Bohunt in Liphook and TPS in Petersfield. Liss Triangle, the local community centre, a wonderful former village school, provides the location for numerous clubs and societies, and First Steps pre-school. There are also fitness classes, a coffee shop and cinema events. The village also has a modern sports pavilion which serves as the home to 1st Liss Scouts as well as other clubs and societies. The A3 bypasses the village, and provides easy access to the south coast and the M25 towards London. The Hindhead tunnel has enhanced the attraction of this sought after location, potentially attracting people wishing to move out from the traditional commuter belt and suburbs, but still being able to return to the larger cities for work.
