The Green, Gazeley, Newmarket, Suffolk, CB8

An exceptional residential development opportunity occupying a prime position just off The Street, within the sought-after village of Gazeley. Extending to approximately 1.1 acres (0.45 hectares), the site enjoys a secluded setting whilst remaining conveniently located within the heart of the

village. Bordered on two sides by the open meadows and paddocks of Gazeley Stud, the site offers an attractive semi-rural outlook with a high degree of privacy.

The site currently comprises the existing dwelling, Rosemount, which is in a dilapidated condition and is considered to be beyond economical refurbishment. Access is provided via a private driveway directly from The Street, opening onto a generous, predominantly square-shaped parcel of land with open views across neighbouring paddocks.

Positioned adjacent to the entrance is a substantial detached agricultural barn extending to approximately 780 sq ft, complete with its own parking area and private garden. Adjacent to this is a further small outbuilding. Subject to the necessary planning consents, this building may offer potential for conversion or replacement with a separate dwelling, and interested parties should make their own enquiries in this regard. On the south easterly boundary is a range of former stables (poor condition).

The site is offered for sale as a development site without the benefit of planning permission, although the vendors anticipate that purchasers may wish to acquire the site subject to a positive Preapp enquiry with the local planning authority. The land presents a variety of potential development opportunities, ranging from a small number of executive homes through to a higher-density residential scheme, subject to all necessary planning consents. When considering future redevelopment the existing property can be factored as an existing unit. Purchasers must satisfy themselves as to the development potential of the site by making their own enquiries with the relevant planning authority.

In our opinion, the site lends itself particularly well to a scheme of four substantial detached homes, complementing the character of the surrounding area and neighbouring high-quality properties. The indicative layout shown within these particulars has been prepared solely to illustrate how such a scheme may be accommodated and should not be interpreted as having any planning status or approval. Each dwelling is shown with an approximate gross internal area of 3,000 sq ft. We would give a guide GDV of £4 million for four properties and the cottage, prospective purchasers should make their own enquiries but we believe this will avoid the need for social housing.

The site lies within the Gazeley Conservation Area and is located close to two listed buildings. However, the existing property, Rosemount, is not itself a listed building.

Existing services, including electricity, water and drainage, are understood to be available on site, although prospective purchasers should rely upon their own investigations and satisfy themselves as to the capacity and suitability of all utilities.

Prior to completion, the vendors intend to remove the existing contents and some materials from the site. Responsibility for any further vegetation clearance, demolition works, removal of old railway carriage, green house, avery and site preparation will rest with the purchaser. The vendors believe the site to be free from contamination, although prospective purchasers should carry out their own investigations where appropriate.
